Personally, I am a retired Fire Chief and I do this as a retirement job. I’ve personally been where you are now. I had to move back closer to home on the backend of my career to be the caretaker of my parents as their health declined. I had to move about 3 household into 1 and I learned how to liquidate their estate after they passed. I wasn’t so much worried about getting every penny out of what they owned, I just wanted the items my parents cherished to end up with someone who loved them as much as my parents did. There was no-one around to help, I had to figure it out for myself. I understand it’s an overwhelming process and I’m here to help.
I believe that a single source buy-out is by far the best way to quickly get a house cleaned out and on the market and then in turn be able to close the estate sooner. Ultimately the house itself is the one item that will typically cover the cost of closing out the estate and most of the time it requires a cleanout and refurbish. There are other ways to remove the personal property in their home, but they all come with their own pitfalls and struggles to get funds back into the estate in a timely fashion.
The benefit to you, as the personal representative of the estate, is if you don’t have enough valuable items for an auction and don’t want to deal with the hassle of an estate sale, or if for whatever reason circumstances don’t allow for an estate sale, it is a great way to produce a little extra cash for the estate while getting the house cleared out of all the remaining personal property quickly, so the long process of selling the house itself can begin.
What would be expected of you
When I do a full buy-out, you will be expected to clear out the items that the family members and friends would like to keep or are identified by the will. I will then look at everything leftover and be able to give you a price I am willing to pay you to remove everything from the house if there are enough valuable items that can be liquidated. That’s right, if the estate has enough value there is no cost to the estate (you) for me to do a cleanout. The bulk liquidation rate is typically pennies on the dollar of what your loved one paid for the items. Keep in mind that there’s a lot of labor involved for me to come in and package up all the items and remove them from the house. This is just the beginning of the process of me recouping the money for the cleanout.
I will take everything left on the property, and even take care of the items that just need to be discarded. I have to take into consideration that I may have to store items for months until I can find a market for them. In addition, I take pride in doing the environmentally conscious thing and will donate and recycle items that do not have an active buying market and just need to be discarded.
It is my intention to keep the process as simple as possible. We agree upon the amount I will pay, via a written quote. You agree, we shake on it and I go to work on the agreed upon date. I’m here to help and will do what I can to make this process as easy on you as possible.
